Warehouse units for sale in an emerging industrial precinct in Perth WA to help relieve supply shortage fuelled by owner occupier demand says Luke Schreier, JLL Executive Industrial and Logistics.
JLL has been exclusively appointed by leading developer Built Ink to sell 16 warehouse units within the rapidly expanding Western Trade Coast (WTC)
Located in the southern suburb of Wattleup, the development at 70 Scorpius Road named the “Orion Business Complex” is expected to have a quick absorption into the market due to the current supply shortage of industrial property. Its proximity and unrivalled connectivity to neighbouring industrial precincts of Fremantle, Bibra Lake and Henderson is going to be an important drawcard for buyers.
“Comprising a mixture of architecturally designed warehouses and office/warehouses, the facilities offer a range of functional spaces which will appeal to a diverse group of occupiers,” explained Luke Schreier, JLL Executive Industrial and Logistics – WA.
“The development is currently under construction and due to be completed in Q1 2025, which will make it the first opportunity for occupiers to purchase built form facilities within Development WA’s highly successful Orion Industrial Park,” he said.
The warehouses will incorporate an energy saving ‘solar embedded network’, creating additional long-term value, return on investment and combined with the estate’s sustainable development guidelines will be attractive to a growing number of businesses that have ESG targets.
Ronak Bhimjiani, National Real Estate Economist JLL, noted, “The supply-demand mismatch currently observed within the WA logistics and industrial sector is expected to continue to persist over the short to medium-term.”
