Production Resources Group joins the estate intending to improve its operations thanks to the estate offering, says Colliers’ Industrial National Directors Gordon Code and James Stott.
Colliers’ Industrial National Directors Gordon Code and James Stott leased the 6A Lot office/warehouse located on Whitfield Boulevard, Cranbourne West, to Australian Production Resource Group (PRG) on behalf of global company ESR.
Colliers had been quoting $150/sqm net for a total superficies of 8,121 sqm, securing the deal 8 months before practical completion.
Colliers’ National Director James Stott commented, “Leased 8 months prior to practical completion shows the depth of demand for prime grade and sustainable warehouse in well located south-eastern industrial locations.”
Colliers’ Co-Head Industrial Gordon Code continues, “The south-east continues its divergence as the premier Victorian industrial metro market, with buoyant pre-lease enquiry. We notice over 100,000 square metres of transactions under offer or concluded Year to Date. From 13 transactions concluded YTD, all by 3 are prime grade, demonstrating occupiers focus on modern, sustainable and functional assets.”
ESR is renowned for implementing ESG at the core of its strategy business and ESR Greenlink is no exception.
The next speculative development ESR has committed to is located in their new flagship south eastern industrial estate, Greenlink Business Park, where they have 150,000 sqm currently under construction.
ESR Greenlink is an industry-leading industrial estate located in Melbourne south-east, the most established logistic precinct in Victoria.
The master-planned estate has been thought out with a strong focus on sustainability, featuring 5 & 6 Star Green Star Design & As Built rated facilities and follows a strict environmental management plan.
Indeed, the asset is equipped with environmentally sustainable materials, roofing installation with a high Solar Reflective Index (SRI), rainwater tanks linked to restrooms and landscape irrigation, electric vehicle charging stations, energy consumption management systems, and LED lighting, amongst other circular advantages.
Other key features are its strategic location, only 850m frontage to Western Port Highway, with direct access. It can translate into significant savings associated with transportation costs as delivery times are then reduced.
Depending on the tenant’s activities, the location factor, by extension, can help reduce carbon footprint.
The Industrial and Logistics sector sees more future-proofed and ESG credential assets emerging as they are set to provide a fit-for-purpose and sustainable build that meets the requirements of future generations and economies.
Significant progress has been made this month at ESR Greenlink with framing and roofing nearly completed. Warehouses 6 & 7 are on target for completion in November this year with a number of flexible tenancy options between 10,000 sqm - 25,000 sqm still available for lease within the estate.
