JLL agent Andrew Benson, managed the lease of the new United Petroleum headquarters at Brisbane Technology Park on behalf of property owner Dexus.
Fuel and convenience company United Petroleum has moved its headquarters to Brisbane Technology Park in Eight Mile Plains.
The 100% Australian-owned outfit decided on the shift to 9 McKechnie Drive after outgrowing its previous Murarrie base due to staff growth and a desire for increased local amenity.
The new premises were secured in several stages – initially by way of two suites totalling 734sqm, before the subsequent acquisition of a third suite measuring 358sqm. Total square meterage for the five-year lease is 1092sqm with 46 carparks.
JLL’s Andrew Benson, Senior Executive, Office Leasing – Queensland, handled the transaction on behalf of property owner Dexus. He said the leases were negotiated after Dexus invested in the fitout of speculative suites to showcase the property’s potential.
“United Petroleum was looking for premises south of the river that were close to the M1 to ensure accessibility for its workforce,” Mr Benson said.
“In Brisbane Technology Park, it secured a location that sits strategically at the junction of the Gateway, Logan and Pacific motorways, but also features ready access to significant public transport assets across bus and rail networks.
“The attraction piece for staff was important for them, so the extensive parking options, onsite cafe, gym and childcare centre were all added benefits.”
Ahead of United Petroleum, the building had already welcomed medical firm Arthrex in 2023, with JLL’s Connor O’Shea brokering the lease of the 559sqm downstairs level.
Meanwhile, recycling and waste management company Bingo Industries has also decided to call the technology park precinct home, with JLL’s Xavier Cooke negotiating a 558sqm lease – with 30 car parks – at 37 Brandl St.
The unfitted premises presented Bingo Industries with a blank canvas to create a custom fit-for-purpose suite.
Mr Benson said the combination of leases spoke to the broader mixed appeal of not just the technology park, but also Eight Mile Plains.
“It’s certainly the leader in the southern suburban market,” he said. “With a strong start to 2024 we only expect demand to intensify as available space becomes harder to secure.”
