Thomas Dodd and Daniel De Sanctis of Knight Frank have negotiated the first lease of ESR’s new industrial estate in Melbourne’s north, Coolaroo Industry Park to Doria Brothers Transport.
The first customer has signed up for space in ESR’s new industrial estate in Melbourne’s north, Coolaroo Industry Park.
Doria Brothers Transport, a private family run transport and logistics business that has been in operation for over 60 years, has leased Warehouse 1 in the estate at 2-50 Glenelg Street in Coolaroo.
Warehouse 1 has a total GLA of 10,196sq m, including 495sq m of office space, 9,601sq m of warehouse space and 100sq m of dock office area, on an 18,100sq m site.
Having operated from various facilities across Tullamarine, Northcote and Broadmeadows, the business consolidated two of these operations within the new Coolaroo facility.
It has leased Warehouse 1 in a deal negotiated by Thomas Dodd and Daniel De Sanctis of Knight Frank.
Coolaroo Industry Park is an industrial estate of around 8 hectares, located approximately 18km north of the Melbourne CBD within an established industrial precinct.
The development consists of three major warehousing facilities, with Warehouse 1 positioned at the front of the estate, featuring its own entrance and frontage along Glenelg Street.
The warehouse offers eight on-grade roller doors and two recessed loading docks, 15 metre cantilevered awning, corporate first floor offices and a generous hardstand areas.
All the facilities within the estate are targeting a 4 Star Green Star Buildings V1 rating, and will have dedicated car park bays, along with access to a solar embdedded network.
Mr Dodd said customer demand for space in Coolaroo Industry Park had been strong, with quality industrial facilities continuing to be sought after in Melbourne.
“Knight Frank’s latest research found there was a significant increase in take up for industrial space over Q2 due to customer demand,” he said.
“We are finding prime facilities are particularly sought after, and the Coolaroo Industry Park is of the highest quality, in terms of location and access, facilities and ESG initiatives.

Mr De Sanctis said Coolaroo Industry Park and its surrounds form part of a tightly-held industrial and logistics precinct which is land constrained with limited future land competition.
“Other well-known domestic and global occupiers within the precinct including Visy, Cleanaway, Northern Steel and Toll,” he said.
“Coolaroo Industry Park offers superb access to existing precinct amenity and major arterial roads such as the Hume Highway and Metropolitan Ring Road.
“It is also close to major infrastructure such as the Melbourne International Airport and the Melbourne CBD to ensure all local, national, and international markets are within reach.
“Furthermore, the location will soon benefit from the completion of the nearby Somerton Intermodal Terminal in 2025, which will allow the efficient movement of containers from the Port directly to Melbourne’s Northern region, avoiding tolls and congestion on Melbourne’s roads.”.
The remaining tenancy options in the ESR Coolaroo Industry Park are flexible, ranging from 6,497sq m.
