Two lots in Brisbane’s HUB Heathwood sold by Knight Frank’s Mark Clifford and Lachlan Hateley to Property development company Carmdev Group, led by Gabriel Reggi and Vincent Reggi.
Two industrial developments with a collective end value of $27 million are set to be constructed by Carmdev in Brisbane’s HUB Heathwood, a highly-sought after industrial land subdivision in the city’s southwest, after two sites in the estate were sold.
Property development company Carmdev Group, led by Gabriel Reggi and Vincent Reggi, have purchased the two blocks – Lot 13, which is a 5,000sq m site, and Lot 17, which is 6,800sq m, for $5.65m in a deal negotiated by Knight Frank’s Mark Clifford and Lachlan Hateley.
HUB Heathwood, which was developed by Clarence Property Group at 731 Johnson Road in Heathwood, is the largest small lot industrial subdivision in Brisbane’s Southern precinct, covering more than 17 hectares.
Located 19 kilometres south of the Brisbane CBD, it is located just off the Logan Motorway, and situated perfectly to service Brisbane’s ongoing demand for industrial facilities.
HUB Heathwood is positioned immediately to the South of the Heathwood Logistics Estate, home to household brands including Coles, Asahi, and CUB amongst many others.
HUB Heathwood offers unbeatable access to the major arterial road networks including the Gateway, Logan, M1, Ipswich Motoway, and Mt Lindesay Highway.
All the available blocks in the $300 million-plus development have now been sold, with Clarence Property retaining five for future development
Construction will soon commence on Carmdev’s two exciting projects in HUB Heathwood, which will be available for sale or lease, with a single 2,962sq m freestanding warehouse/office facility on Lot 13, at 99 Hub Crescent, to be built and released first.
A development on Lot 17, comprising seven high quality strata units, will be launched later this year.
The industrial facility on Lot 13 will include 2,668sq m of warehouse space, along with high-quality corporate-grade 294sq m office space, over two levels.
The warehouse will be full-height concrete tilt, and will have four container height roller doors providing excellent access to the warehouse, as will the two driveways to allow superb truck access and movement on site. The office and internal fittings will be finished to a high premium standard, which Carmdev are known for.
It is expected to be ready to occupy by June 2025.
Carmdev Group Director Gabriel Reggi said: “We are excited to be launching two premium projects in this highly strategic location that will set a new industry benchmark for design, quality and innovation.
“The projects will cater for a diverse range of businesses that will be positioned to thrive within our developments.”
Mark Clifford of Knight Frank, who sold the blocks to Carmdev and is marketing the completed projects on the lots for sale or lease with colleague Lachlan Hateley, said: “The blocks in HUB Heathwood are of strong interest to buyers, including Carmdev, given the solid demand from occupiers for new industrial facilities in Brisbane.
“The location is ideal given its proximity to the nearby Acacia Ridge, Crestmead and Larapinta industrial areas and its location just off the Logan Motorway. The site has wide appeal given its strategic position right in the heart of Brisbane’s growth precincts.
“The freestanding facility Carmdev will build on Lot 13 is a quality product they are well known for, having successfully developed and sold in several industrial projects recently in the nearby Crestmead Logistics Estate.
“We expect strong tenant demand for the industrial facilities Carmdev are building in HUB Heathwood.
“With the lack of quality freestanding options in this size range, this first site to be developed will be of strong interest to both owner occupiers and tenants.”
