Knight Frank experts Chris Sales and Mark Clifford, have been appointed to market An industrial development site on the Sunshine Coast at 8 Roys Road Beerwah for sale.
An industrial development site on the Sunshine Coast ripe for a small lot subdivision will be met with strong buyer demand as it hits the market this week given the lack of supply in the region.
The 16.49 hectare property at 8 Roys Road in Beerwah sits in the local area priority industrial precinct and is ideally located just off Steve Irwin Way, with the Bruce Highway only a five-minute drive away.
It is being taken to the market via an Expressions of Interest campaign run by Knight Frank agents Chris Sales and Mark Clifford.
Mr Sales said the property offered the opportunity to acquire a development pipeline of genuine scale in a tightly held and high-performing market.
“It is very well suited to a small-lot subdivision of substantial scale, which would be highly sought after in the current market,” he said.
“There is huge demand for industrial land and warehouse facilities on the Sunshine Coast, but there is also an undersupply of land, with more needed to supply the ever-growing market.
“Demand for the subdivided product will come from a wide range of owner occupiers and tenants, with the market needing new industrial blocks ranging in size from 100sq m to 500sq m for small warehouse options right up to 2,500sq m on some of the larger blocks.”
The neighbouring property at 42 Roys Road is fully approved for an industrial small lot subdivision, with lot sizes ranging from 1,502sq m to 5,085sq m, and is has now almost completely sold out, demonstrating the demand in the area.
Mr Clifford said the Roys Road property was located in one of South East Queensland’s strongest industrial growth corridors.
“8 Roys Road presents an ideal opportunity to secure a large industrial site which will offer a superb industrial small lot development opportunity in one of the fastest growing regions in Australia,” he said.
“The site is located within 60 kilometres of the Brisbane CBD and 30 minutes from the Maroochydore CBD, on the doorstep of the M1 Motorway, in one of the Sunshine Coast’s most rapidly developing industrial hubs.
“With the serious lack of industrial land, the Beerwah precinct, which has excellent connectivity, will have wide appeal for businesses seeking to service both Northern Brisbane and the Sunshine Coast region.
“The property is set to reap the benefits of the massive population growth in South East Queensland, especially given its strategic location near the Beerwah East Major Development Area.
“Insatiable occupier demand is leading to a historically low vacancy rate across the Sunshine Coast, driving exponential appreciation of land values and proven rental growth. “
The Expressions of Interest campaign for the property at 8 Roys Road, Beerwah will close at 4pm (AEST) on Wednesday, October 9.
