Two parcels of land situated directly opposite the entrance to Victoria’s Avalon International Airport are up for sale.
The properties, which total 120 hectares together, with each sized at 60 hectares, are located at 65 Beach Road and 130 Pousties Road in Avalon, but they have triple frontage to Beach Road, Pousties Road and the Princes Freeway.
The future use of the two parcels is industrial development, under the Greater Avalon Employment Precinct Structure Plan (PSP).
The Greater Avalon Employment Precinct is a state significant PSP located approximately 18 kilometres northeast of Geelong and 44 kilometres southwest of the Melbourne CBD. The PSP is identified within the Avalon Corridor Strategy and is also home to the Avalon International Airport as a key land use, with plans to establish an aerotropolis featuring significant industrial and commercial opportunities.
The most recent Victorian Planning Authority (VPA) documentation indicates the 120 hectares of land at 65 Beach Road and 130 Pousties Road will be rezoned for industrial use by November 2025.
The two land parcels are being taken to the market via an Expressions of Interest campaign run by Knight Frank agents Stephen Kelly, James Thorpe, Nick Bisset and James Templeton.
While the lots are separately titled, they are available for purchase individually or in one line.
Mr Kelly said the parcels represented the most desirable industrial development offering within the Avalon Employment PSP.
“This prime land is located in the most prominent position of the Avalon Employment PSP, and provides a gateway to this state significant precinct,” he said.
“The properties have long-term logistical viability, with immediate linkages to all major and proposed strategic transport hubs including road via the Princes Freeway, air via the Avalon International Airport, future rail via the proposed train line from Avalon Airport to join the present Melbourne to Geelong passenger rail line, and sea via the future Bay West Container Port.
“There is also critical servicing infrastructure and existing industrial development on your doorstep, including major tenants Pet Stock, Australia Post, Cotton On, and Hanwha Group, which are currently manufacturing military equipment for the Australian Defence Force.”
Mr Kelly said the quality of the offering was further reinforced through its proximity to the Northern Geelong Growth Area, part of the largest urban growth project in regional Victoria with the potential to welcome more than 47,800 new residents.
Mr Templeton said a future industrial development on the site could feature a combination of institutional investment grade distribution centres with additional land available for private development.
“We have good initial interest from both institutional industrial developers, high net worth privates and offshore developers,” he said.
“Buoyed by the extensive support of state and local government, the precinct has attracted significant investment and interest from major players in the private and institutional sectors.”
The Expressions of Interest campaign for the Avalon properties will close at 2pm (AEDT) on Friday, November 15.
