Showing continued demand for industrial assets in Queensland, a 2.17ha facility that formally housed News Corp Australia’s printing division, APN print, has sold for $3,700,000 to an owner occupier in the automotive industry.
Transacted via a successful sale campaign by the Colliers team of Simon Beirne and Angus Yule, 56 Kenilworth Street Morgan Park, was sold on behalf of a private investor.
Colliers Queensland Industrial Executive Angus Yule said there was continued demand for commercial space in Warwick driven by population growth and economic activity.
“Over the campaign, we received strong interest from both investors and owner occupiers, who were attracted to the large existing office/warehouse facility with a versatile building layout and low site cover which offers the potential for future expansion,” Angus Yule said.
“The site offered a rare opportunity for an owner occupier to move in immediately whilst receiving income from a portion of the site being leased to Norco.
“Sold as a vacant possession, the site is strategically positioned in the sought-after industrial precinct of Warwick with over 100 metres of street frontage, which was also appealing to the buyer,” Angus Yule added.
Colliers Queensland Chief Executive Simon Beirne said as investor confidence in the regional economy had increased, commercial asset sales in the Southern Downs region had experienced steady growth.
“Commercial asset sales in the region over the past decade have been growing, peaking at $59 million in 2023. While 2024 sales are slightly lower, they remain above the long-term average, with $28 million recorded so far, surpassing the annual average of $25 million,” Simon Beirne said.
“There is significant ongoing investment in the Southern Downs area, that is supporting the development of the local economy and population, making it an attractive investment location.
“The town is a location of choice for business, investment, and employment. As key industries like construction, agriculture, and healthcare continue to expand, they are fueling demand in the region’s commercial property market,” Simon Beirne added.
The site offers 473 sqm of air-conditioned office space, multiple container height roller doors, temperature-controlled panel sections and ample car parking on-site. Surrounding operators include Big W, Wickham Freight Lines, Bridgestone and Frasers Livestock Transport.
Located in the highly sought-after Southern Downs Regional Council area, just outside of Warwick and 130 kilometres south-west of Brisbane, the area is a major hub for South East Queensland’s agricultural, manufacturing and food processing, health and aged care, tourism and transport industries.
