A soon-to-be-built prime industrial facility on the doorstep of Wodonga, on the border between Victoria and New South Wales, is available for lease.
The property, which offers two options for sizing, is believed to be the only warehouse of 5,000sqm or above that is available in Wodonga and neighbouring Albury.

Mr Edgar said the industrial facility in the Victorian border town was expected to be met with strong demand from occupiers, especially given it is believed to be the only warehouse of 5,000sq m or above in the area.

“While there is greater occupier demand in the area, there isn’t enough stock to meet demand, and this development will help to fill a gap in the market.

“The facility will be well suited to logistics, warehousing and large-scale operations, with easy access to major transport routes.”
Mr Edgar said the Logic Industrial Estate was a destination precinct for major interstate and metropolitan occupiers due to its excellent connectivity to capital cities, Melbourne, Canberra and Sydney.
“Given the strategic location, 75% of the Australian population can be serviced by next day delivery,” he said.
“The proposed national Inland Rail and Albury Airport projects will receive substantial investments, leading to enhanced connectivity and improved accessibility to major industrial and logistics markets in Melbourne, Sydney, and Brisbane.”
According to Knight Frank research industrial rents in Wodonga continue to grow in line with Melbourne and other regional towns across Victoria, but are more affordable.
Prime net face rents in Wodonga currently demand $100/sq m on average, while Ballarat and Geelong both sit at $115/sq m. Prime warehousing in Wodonga is also seen to be approximately 30.1% cheaper than Melbourne where net face rents demand $143/sq m on average.
In addition, industrial vacancy in Wodonga has remained low while Melbourne, and the rest of regional Victoria, has experienced increasing rates. There are currently no listings in Wodonga for warehouses greater than 5,000sq m whilst Melbourne registered 64 vacancies at the end of Q3 2024.
